The Marietta Real Estate Photography Guide: What Every Agent Needs to Know
Professional photography is the single highest-leverage marketing investment an agent can make. Here's everything you need to know about getting the most out of your shoot — from prep to delivery.
Why photography is your most important listing tool
Ninety-seven percent of buyers start their search online. Before they ever schedule a showing, they've already formed an opinion based on photos. Listings with professional photography sell 32% faster and command higher offers — not because buyers are irrational, but because great images communicate value instantly. In a competitive market like Marietta and the North Atlanta Metro, where buyers are often choosing between dozens of listings, photography is the difference between a showing and a scroll-past.
How to prepare your listing for the shoot
The best photography in the world can't compensate for a cluttered countertop or a half-made bed. Before your shoot, walk every room with fresh eyes: clear off counters and surfaces, remove personal items and family photos, replace any burned-out bulbs ( make them all the same color please) , open all blinds and curtains, and make sure the lawn is freshly mowed. A clean, decluttered home photographs dramatically better — and the prep takes less time than you'd think.
Choosing the right package for your listing
Not every listing needs the same package. For a starter home under 2,000 sq ft, a solid HDR photography package covers everything buyers need to see. For mid-range listings, adding a social media reel or aerial drone shots gives you standout content for Instagram and Facebook marketing. For luxury listings above $700K, the full package — HDR photography, twilight, aerial, and a cinematic video tour — is worth every dollar. Buyers at that price point expect a premium presentation, and your photography signals whether you are the agent to deliver one.
What to expect on shoot day
A typical shoot takes 1–2 hours depending on the size of the home and the package. I arrive with all equipment, handle the setup, and work through the home systematically — main living areas, kitchen, primary suite, and secondary rooms and exteriors usually are shot last- to not track mud into your clean home. You don't need to be present, I have Supra key access , but if you are, I'll let you know when I'm moving between rooms. Turnaround is 24 hours for homes under 3,000 sq ft and up to 48 hours for larger properties — so your listing can go live while the momentum is still high.
Twilight photography: when to add it
Twilight shoots are one of the highest-impact upgrades you can add to any listing. Shot in the 20-minute window after sunset, twilight photos show a home at its most dramatic — warm interior light glowing through windows, landscape lighting illuminating the exterior, and a rich blue sky as the backdrop. They're especially effective for listings with strong curb appeal, pool areas, or outdoor entertaining spaces. If your listing has any of these features, a twilight add-on is almost always worth it. If you don't have the time for the real twilight, I now offer virtual ones that may help your listing look different from the daylight shoot.
Aerial and drone photography in the North Atlanta Metro
Aerial photography adds context that ground-level shots simply can't provide — the relationship of the home to its lot, proximity to amenities, neighborhood character, and the scale of outdoor spaces. In the North Atlanta Metro, where wooded lots, cul-de-sacs, and large acreage properties are common, aerial shots are particularly valuable. As an FAA Part 107 certified drone pilot, I handle all permitting and airspace compliance — you don't need to worry about any of that.
Serving Marietta and the North Atlanta Metro
I'm based in Marietta and shoot listings across Cobb County, Fulton County, and the broader North Atlanta Metro — including East Cobb, Kennesaw, Smyrna, Sandy Springs, Roswell, Alpharetta, Woodstock, and Canton.
